We work with title companies, real estate brokers, commercial lenders and governmental agencies to provide assistance to our land use and real estate clients. Our services include:
- Preparation of real estate sales agreements, letters of intent, contracts of sale, deeds, promissory notes, mortgages, trust deeds, escrow instructions, and 1031 tax free exchange documents
- Preparation for and representation of clients before planning departments and planning commissions for amendment of comprehensive land use plans, zone changes and variances, subdivisions and partitions, planned unit developments, vacations of roads and plats, and boundary line adjustments
- Representation of clients in claims concerning roads and rights of way, adverse possession and encroachments, boundary and fence line disputes, real property titles and disputes, governmental condemnation actions, waste and injuries to land, breach of warranty and ejectment
- Representation of landlords and tenants on issues involving the Residential Landlord-Tenant Act including termination procedures and court appearances in forcible entry and detainer actions and commercial lease breaches and drafting
- Representation of property owners in condominium development and sale, local assessment districts and assessment apportionment, real estate regulatory compliance and documentation, and creation of homeowner assciations
- Representation of property owners on issues concerning environmental issues, wetlands and drainage, Department of Environmental Quality actions, Environmental Protection Agency actions and National Environmental Policy Act of 1969 proceedings
